Brad Knipe has been a real estate consultant since 1989, entering the real industry as a staff appraiser and consultant for Real Estate Consulting Group, Inc. / The Appraisal Group. In 1993, he became president of the Boise-based regional valuation and counseling firm of Knipe & Knipe, Inc., specializing in high-end, high-profile valuation and consulting assignments throughout the Northwest. In February 2000, Knipe Janoush Knipe, LLC was established via a merger with Janoush & Associates, forming the largest and most sought-after real estate advisory services firm in the region. In May 2006, KJK joined Integra Realty Resources to operate an independently-owned valuation and consulting firm licensed by Integra in the Boise Metropolitan area.
Mr. Knipe received two Bachelor of Science degrees from the University of Idaho—Psychology in 1985, and Political Science in 1986. Since then, he has taken post-graduate courses at Boise State University, and has accumulated over 1,000 hours of specialized real estate education from such organizations as the Appraisal Institute, the American Society of Farm Managers & Rural Appraisers, and the Commercial Investment Real Estate Institute, as well as various real estate sales / brokerage courses and seminars.
Bradford Knipe received the MAI Designation from the Appraisal Institute in 1996. In 1997, he received the CCIM Designation from the Commercial Investment Real Estate Institute. In 2000, he was invited into The Counselors of Real Estate and was awarded the CRE Designation. In 2005, he challenged the comprehensive exam for and attained the ARA Designation from the American Society of Farm Managers & Rural Appraisers. And in 2007, he was invited to become a Fellow of the Royal Institute of Chartered Surveyors (FRICS). Mr. Knipe is also a licensed real estate broker in Idaho, and an associate member of the Urban Land Institute and the International Right-of-Way Association. He has served on the Board of Directors of BOMA Boise (Building Owners and Managers Association), the Appraisal Institute (including Chapter President in 2001), and founded and served as the first Chairman of the Board of the Idaho Appraiser Political Action Committee. Mr. Knipe maintains general appraiser certifications in Idaho, Oregon, Washington, and Montana, and works in other states on an as-needed basis.
Mr. Knipe has experience in valuation and analysis of all types of non-residential real estate. A representative sampling follows. Office: small user, single-and multi-tenant investment, mid-rise and high rise, call center, corporate headquarters, medical office, dental office, and office condominium. Retail: small user, mid-box, big-box, single- and multi-tenant strip, neighborhood center, community center, regional shopping center. Industrial: Shop, incubator, flex-space, storage warehouse, distribution warehouse, light-manufacturing, heavy-manufacturing, and electronics assembly / clean room, including many facilities of 100,000 to 500,000 SF. Multi-family: Garden apartment, downtown high-rise apartment, mixed-use office/retail/apartment, residential condominium including CBD mid-rise/high-rise condo, and apartment to condominium conversions. Sell-out properties: Typical and complex Argus and custom Excel sell-out property cash flow modeling, residential subdivision analyses and land residual modeling, reuse analyses for redevelopment districts; cash flow analyses of single-family, mixed-use, condominium, townhouse, planned unit development, and planned communities. Recreational properties: Recreational cabin sites (fee simple & leasehold), recreational development ground, conservation easements, back-country inholdings, ski resort land analyses, timbered property, resort hotel sites. Special-purpose properties: Convenience store (going concern), hotel/motel, national park concession, river terminal (grain barge facility), fertilizer plant, seed cleaning facility, aggregate quarry, RV park, historic façade and historic preservation, bulk plant, skilled nursing and assisted living, ambulatory surgery center, self-storage, bowling alley, sit-down and fast-food restaurant, auto dealership, bar/tavern, church, self-service car wash, tunnel car wash, day care, farm implement dealership, courthouse, fitness club, government laboratory, airstrip, golf course clubhouse, etc. Eminent domain: Strip take, total take, before & after analyses. Agricultural: Land, cattle ranch, scenic easement, and special-purpose. Related services: Feasibility studies, highest and best use studies, demand analyses, insurable value estimates, rent studies. Brokerage and leasing: Site selection, buyer/tenant representation.

Robin Brady, MAI
Robin Brady has over 13 years of commercial real estate valuation and consulting experience.
Robin started his real estate career in 2001 with Hobson and Associates, a Portland, Oregon‐based consulting firm, where he specialized in market studies for a diverse array of real property types, including resorts, urban condominiums, LIHTC apartments, senior housing, golf courses, and special‐use properties.
In 2003, he leveraged this experience into a newly-created analyst position at Avamere Health Services, a regional senior housing developer/operator based in Portland, where Robin was responsible for market and financial analysis for proposed acquisitions
and development projects. In this position, he was involved in all facets of several commercial transactions, including development of a skilled rehabilitation facility and an upscale independent living community (both in Lake Oswego), as well as the purchase of Avamere’s corporate office building.
In 2005, Brady relocated to Boise to work for a national real estate investment firm. During his four years
with this firm, Robin was involved in various aspects of commercial development, starting out in
underwriting/due diligence, before moving on to land acquisition and project management. Responsibilities included sourcing and analyzing potential development projects, which included retail centers, apartments, condominiums, and business parks. Robin also continued to operate a consulting business during this time, providing market studies and similar analyses for a variety of property types.
In 2008, Robin Brady left the development world to focus on appraisal. He quickly rose to become one of the top-producing associates at IRR–Boise, Idaho’s largest appraisal firm. He completed all of the Appraisal Institute’s income cap classes within one year, obtained Idaho State appraiser certification by the end of his third year, and earned the MAI designation within four years.
Robin specializes in retail and lodging, and is known for taking on the most challenging assignments. He has also completed several Yellow Book assignments, as well as IRS and litigation work. Robin has completed the IRR Certified Reviewer course, and have taken an expanded role in management in recent years, including reviews, work generation, and staff development.
Robin's education includes a BA in economics and an MBA with emphases in finance and real estate,
both from the University of Missouri, in addition to completion of 400+ classroom hours of appraisal courses (qualifying, advanced, and continuing education, all through the Appraisal Institute).

Daniel T. Shively
Daniel Shively graduated from Carroll College in Helena, Montana with degrees in Accounting and Business Administration (with an emphasis in Finance) in 1998.
Following graduation, Mr. Shively took a job as a Market Maker trainee with SMC Option Management in Chicago, IL. In 1999, Mr. Shively successfully completed the trainee process, applied, and was approved for a seat on the Chicago Board Options Exchange (CBOE). Mr. Shively made markets in a variety of equity options on the floor of the exchange between 1999 and 2001.
In 2002, Mr. Shively and a colleague, Mr. Justin Biebel, branched out of the equity markets and started an index operation for SMC by making markets on the Dow Jones Industrial Average (DJX) and DIA (Diamonds ETF). Also in 2002, Mr. Shively and Mr. Biebel developed an electronic arbitrage model that capitalized on the price difference between DJX Futures and DIA stock.
In 2004, Mr. Shively moved back west and transitioned into a career with Knipe Janoush Knipe, LLC (the parent company of and precursor to IRR - Boise) as a commercial real estate appraiser. In 2008, Mr.
Shively obtained his CGA and to‐date, he has completed all the coursework and exams required for the Appraisal Institute MAI designation, with the only outstanding requirement being the demonstration report (in progress).
Mr. Shively has appraised a variety of commercial and industrial properties and a number of unique and specialized properties, including: the going concern valuation of the concessioner’s possessory interest in a Mesa Verde National Park and the Canyon de Chelly National Monument, petroleum tank farm,
inholdings in national forests, a portfolio of liquid feed suspension plants, a federal government power
line corridor acquisition, etc.
Additionally, Mr. Shively has completed numerous right-of-way and Yellow Book assignments.
IRR-Boise (and Knipe Janoush Knipe) has an established history appraising rural and recreational properties throughout the Northwest for private and governmental entities.
In 2010, Mr. Shively began an emphasis in the recreational and agricultural sectors, to
include farms and ranches in Idaho, Oregon, Washington and Montana, for private, legal and governmental (Yellow Book) clients throughout the region.

Mr. Janoush has been actively engaged in all facets of commercial real estate for over thirty five years including development, brokerage, property management, valuation and consulting. He began his appraisal career in Mississippi, continued in Louisiana and has been in the appraisal and consulting field in Boise since 1986. In 2000 Janoush & Associates merged with Knipe & Knipe to form Knipe Janoush Knipe, LLC, Commercial & Agricultural Real Estate Advisory Services. This company has grown to be the largest real estate advisory services company in Idaho.
Mr. Janoush is a graduate of the University of Mississippi where he received his B.S. degree in Business Administration. He also holds the MAI designation of The Appraisal Institute and has served as local chapter president and on various national committees.
During his career in real estate he has served as instructor for several college level real estate and appraisal courses, and has qualified as an expert witness before various judicial bodies.
