Condominium/Subdivisions/Master-Planned Communities
Properties range from ground-up new construction to condominium re-use of existing former commercial / industrial buildings to residential use. Projects include detailed market studies and valuation studies of numerous conversion programs of office and industrial property to residential condominium including the impact of tax abatement programs. Also, valuation assignments include large single-family housing tracts to entire master-planned communities. Projects have included the valuation of entire recreational communities and major components of recreational and ski resorts.
General and Special-Purpose Properties
The majority of our appraisal and consulting studies have been completed for core real estate user and investment property in the greater Boise MSA, but our travels take us throughout Idaho and the Western U.S. With over 20 full-time analysts, we have collective expertise in virtually all real estate property types, and the manpower to cover a wide geographic area.

Challenging Properties/Government Contracting
Our firm specializes in taking on difficult appraisal and consulting problems. For example, the firm specializes in large eminent domain projects, and estimating sound value for National Park Service concessions around the Western U.S. We have appraised over 300 convenience store, bulk fuel, truck stop and related properties as going-concerns. Members of the firm have tackled complicated Argus cash flow and Excel modeling problems dealing with fee simple, leased fee and leasehold interests, as well as fractional interests, historical tax credit, and rent restriction program analysis. Members of the firm engage in complex scenic and recreational property analyses for clients such as the U.S.D.A. Forest Service, the Bureau of Land Management, the Bureau of Reclamation, timber companies, and various land trusts.
