Integra Realty Resources Austin provides valuation and consulting services for commercial properties, with emphasis on investment grade real estate. This office is centered in the Austin MSA, providing services in the surrounding counties. In 2001, Randy Williams, owner of Williams / Scott and Associates joined with Integra Realty Resources. The company of Williams / Scott and Associates was a successful appraisal firm specializing in appraisals for primarily mortgage lending and eminent domain in the central Texas area. The merger with Integra Realty Resources has enhanced the firmís abilities in appraisal and consultation with a wider variety of properties.

Our professionals have served a diverse clientele of commercial lenders, private estates, accountants, investment firms, law firms, as well as private and public agencies. The unique environmental conditions in the Austin MSA pose many difficulties to development. The members of this firm are well aware of the complexities, and bring this knowledge to the valuation process. The following description briefly outlines our areas of expertise.

Investment / Income Property

These have included projects ranging from a few lots to several thousands of acres, and have reflected the full spectrum of market conditions affecting these properties.

Review and Consultation
Review and consulting assignments have been completed on a variety of general, special purpose, and eminent domain properties. Desktop reviews of narrative appraisals have been completed for our institutional clients. Special studies include the effects of lift stations and electric transmission lines on residential property values and market studies for single-family subdivisions and multi-family developments, and marinas.

Eminent Domain
The firm works with private companies and public agencies in all aspects of eminent domain. We complete assignments ranging from those of limited scope that include one to five parcels to major projects that may include several hundred tracts. The valuations include partial and whole acquisitions for streets and highways, utility easements and conservation easements. Six members of the staff are qualified as expert witnesses, and have completed assignments for the condemning authority, as well as for the landowner.

Litigation Support
Integra Realty Resources Austin has been involved as analysts, researchers, appraisers, and expert witnesses in a wide range of legal proceedings. Litigation support includes review and analysis of reports prior to hearings, trial preparation and presentation. Consultation services include participation in dispute resolution, arbitration and settlement of estates.
