Railroad Corridors
We possess extensive experience in utilizing Across the Fence (ATF) valuation methodology, and are well-versed in the proper application of corridor enhancement factors. Railroad corridor appraisals are typically completed to value existing corridors, provide rental reset studies for existing easements or license agreements, or for partial acquisitions impacting existing corridors. Partial acquisitions impacting corridors could include utility easements, transverse crossings, under- or overcrossings, and / or partial fee acquisitions. We possess in-depth knowledge of case law relating to the valuation of corridors and transverse crossings.
Pipeline Easements
We possess the local market knowledge and specialized experience necessary to value pipeline easements. Easements are most typically valued using Across the Fence (ATF) methodology, with consideration of corridor enhancement factors, subsurface easements factors, and rates of return or yield rates. In addition to this more traditional form of pipeline easement valuation used to determine the appropriate rent or license fee, we are also experienced in valuing pipeline easements where the rent is based on the flowage through a pipe.
