IRR-Phoenix Celebrates Legacy and Looks to the Future at 20th ULI Arizona Trends Day

We’re proud to spotlight Integra Realty Resources’ involvement in the 20th Annual ULI Arizona Trends Day on February 20, 2025, at the JW Marriott Phoenix Desert Ridge. As the third largest Urban Land Institute program worldwide, this milestone event drew over 1,200 real estate professionals to discuss trends shaping Arizona’s built environment.
A highlight of the day was the Historical Leadership Tribute, where IRR-Phoenix's Senior Managing Director, Walter "Tres" Winius, III, MAI, FRICS, joined 14 other past ULI Arizona chairs on stage—an unprecedented gathering celebrating 384 years of collective ULI membership. Tres represented his father, Walter Winius Jr., the inaugural Chairman of the ULI Arizona District Council in 1992, who passed away in 2023 after six impactful years of leadership. This tribute was a proud moment for IRR, reflecting our deep ties to Arizona’s real estate legacy.
Charley Freericks, a past ULI Arizona Chair, spoke eloquently about Walter Winius Jr., saying, “Walt analyzed and valued more real estate than we can imagine. He was tough as nails… but always rational and prepared to listen, share, and vigorously defend his work.” The tribute honored the contributions of all past chairs, whose projects have shaped the region’s landscape.
Beyond the tribute, Trends Day offered critical insights into economic outlooks, data center growth, and AI in commercial real estate—areas where IRR continues to provide leadership and expertise. We’re honored to contribute to this transformative event and remain committed to advancing the future of real estate alongside our peers.
